What is the lease length?

​We sign 3-year agreements with free opt-out windows so you can plan your stay (and your budget) accordingly! The minimum stay is a 12-month cycle beginning in September 2026-August 2027.

How much are my utilities going to cost me?

​Nothing! At Cornerstone, we want to provide a turn key and all-inclusive approach to the purpose-built Student market. All utilities such as water, electricity and gas are included in your base rent.

What is an individual lease?

​An Individual Liability Lease gives you peace of mind! It means you’re only responsible for your rent and your space — not your roommates’. Each resident signs their own lease agreement, so if someone else moves out early or misses a payment, it won’t affect you. It’s a simple, secure way to enjoy shared living without sharing the financial responsibility.

What are the conditions for a guarantor?

​We require that all residents have a guarantor over the age of 18. Since students don’t have a long work history or stable income in most cases, we request that a parent, guardian or someone capable of assuring your financial responsibilities signs as guarantor for your term.

Are there any deposits and fees?

​At Cornerstone, the security deposit is equal to half of one month’s rent and helps cover any potential damage beyond normal wear and tear when you move out. As long as your suite is left in good condition, your deposit will be returned to you at the end of your tenancy in accordance with BC’s Residential Tenancy Act.

How will I be matched with roommates?

​Cornerstone management will be providing a roommate matching service to all individual residents looking for roommates. This service pairs you with like-minded residents based on a short personality and lifestyle quiz, helping to create a comfortable and compatible living experience. Our goal is to make sure you feel right at home from day one — living with people who share similar habits, study styles, and interests.

How do I request maintenance? How long will it take?

​At Cornerstone, we pride ourselves on having an on-site maintenance staff member for all of your service request needs! Our easy to use and intuitive Resident Portal will allow you to create a work order and provide notes on access, presence of animals and assign an urgency level. On evenings and weekends an answering service will direct you to a representative in the event of an emergency and our teams remain on standby 24/7 for your safety and comfort.

Why am I required to have renters insurance?

​Insurance is mandatory with all agreements in order to protect yourself from liability, ensure you are covered from costly accidents or mistakes and at your own discretion protecting your personal belongings from someone else’s potential missteps. We are happy to discuss with you!
